neighborhood designed and restricted for Adults at least 55 years of age. At least one owner of the home needs to be
55 years old and no school aged children (18 or under) may
reside in the home on a full time basis. Generally the homes are

and spacious open kitchens.
2.) Is Eagle Ridge a Condominium ?
Answer: No. At Eagle Ridge you own your own
lot and the house on it, just like you would any other home, how ever you will become a member of the Association to which you
will pay monthly fee’s to cover things such as road
maintenance, water and sewer fees, common ground maintenance as well
as maintenance of your own yard and snow removal.
3.) Can I change the house plans or build a custom
home?
Answer: Part of the approval process for Eagle
Ridge included the submission of eight different home plans which you find in this marketing package. The Builder has the
ability to “fine tune” these plans but the exterior
elevations and general designs must remain intact. A great deal of
experience, time and money went into the creation and design
of these floor plans, which we feel are wonderful, exciting living spaces for the active adult lifestyle.
4.) Why should I live in an Active Adult Community ?
Answer: These communities, including Eagle
Ridge, have been created, designed and constructed with the Active Adult lifestyle in mind. You will be living in a
community of folks with your same needs, interests and
lifestyles. Eagle Ridge is wrapped on one side by the Sterling
Country Club and the other by wooded open space and
walking trails. You simply could not find a more beautiful serene
country setting ! From the avid golfer to the bird
watching naturalist, Eagle Ridge has it all.
5.) What type of restrictions are in place that may
affect what I can do with my home at Eagle Ridge ?
Answer: As with most Active Adult communities
there are protective covenants and restrictions in place which are designed to maintain the integrity and appeal of your new
neighborhood. Upon request, we can provide with a copy of
these comprehensive documents which outline these restrictions and
neighbor hood enhancements. You will find that the intent of
these convenants are not to be intrusive, but to help the
community maintain its intended enjoyment.
